18 Point Checklist for Seasonal Preventative Maintenance

Cold to Warm Seasonal Change

Cooling Season

  1. Check air filters
  2. Tighten all electrical connections
  3. Check blower wheel for cleanliness
  4. Check operating pressures
  5. Check for possible leaks if low, address
  6. Check operation of safety controls
  7. Inspect contactor contacts
  8. Clean and check condenser coil
  9. Check and record evaporator superheat
  10. Check and record start and run
  11. Lubricate all necessary parts
  12. Check and record start and run amperages
  13. Clean and Adjust thermostat
  14. Check heating-cooling damper position
  15. Check condensate drain for blockage
  16. Lubricate condenser fan motor, if equipped
  17. Inspect start-run capacitor
  18. Make recommendations of any needed repairs

Heating Season

  1. Check air filters
  2. Tighten all electrical connections
  3. Check blower wheel for cleanliness
  4. Check gas valve, record pressures
  5. Inspect flue pipe and draft diverter
  6. Check operation of safety controls
  7. Clean and adjust burners
  8. Clean interior of manifold compartment
  9. Check and adjust belt tension
  10. Lubricate all necessary parts
  11. Check Baffles and inspect heat exchanger
  12. Clean and Adjust thermostat
  13. Test for gas leaks in furnace
  14. Check for combustible material near furnace
  15. Lubricate Blower motor
  16. Check furnace operation
  17. Make recommendations of any needed repairs
